I get lots of inquiries for properties with acreage. Is there anybody who doesn't like to live in the countryside where they can have some chickens (I love chickens), goats, horses, fruit trees, etc?
Foothills like Placerville, Auburn, Loomis, El Dorado Hills are one option. They are away from the city and if you work in town, that might be kinda far. Closer to Sacramento would be parts of Elk Grove and Wilton. I recently sold a house in Elk Grove, sitting on 5 acres. Not too far from the city. Absolutely do-able for anyone who works in town.
West Sacramento is another option but your choices are very limited. Only a few of those come on the market every year.
North Highland and Elverta which are located to the north of the city, are another option. Lots of small farms, horses and cattle there. Affordable too.
Keep in mind though that living on a rural property, has its own share of inconveniences too:
Most likely you will be on well and septic. Well water is not always the clean and you might want to get it tested during the inspection period. Septic, well, it can fill up and you have to call a company to empty it for you. You should expect your own share of unwelcome visitors: rodents and critters.
